House Movers vs. Condo Movers: What's Actually Different
A house move and a condo move look similar on paper — pack, carry, load, drive, unload. But the details that decide how long the job takes are different. Moving out of a house means there's no single elevator booking window to plan around — instead there's a driveway, or no driveway, a staircase to the second floor, a basement full of storage, and doorframes at every turn between your furniture and the truck.
How a Condo Move Runs
How a House Move Runs
A house move runs on your own schedule, but it usually has more of everything else — more stairs, sometimes three flights including a basement, more doorways and thresholds, more turns in hallways, and often more furniture per bedroom than an equivalent-sized condo unit. Street parking, not elevator access, becomes the thing that can add hours to the bill if it isn't sorted out in advance.
How Moovy Handles a House Move
At Moovy, our crews handle full-service house moves across Toronto and the Greater Toronto Area, from a one-bedroom starter home to a five-bedroom family house, with $2,000,000 in commercial general liability insurance behind every job. Below, you'll find real price ranges by house size, what actually pushes a house move's cost up or down, and exactly what's included every time we show up.
How Much Does It Cost to Move a House in Toronto?
Typical estimates for a short local move, before HST, based on a $100–$120 truck fee. Actual cost depends on inventory, preparation, access, crew size, distance and total moving time.
Two numbers worth noticing in that table: a 2-bedroom house can cost anywhere from $695 to over $1,300 depending on whether it's moved with two movers or three, and a 4-bedroom house is currently a planning estimate rather than a fixed range — inventory varies too much between two four-bedroom houses to promise a number without knowing what's actually in them. Either way, request a quote and describe the house, and we'll tell you which crew size and time window actually fits it.
What Actually Drives Your House-Moving Cost
Home size sets the ballpark, but several other factors decide where in that range your move actually lands.
Crew Size
A bigger crew costs more per hour but often finishes faster — sometimes by 30–35%. With three movers, one can wrap and disassemble furniture, a second carries items to the truck, and a third loads and stacks, all at the same time instead of one after another. For a 2-bedroom house, that's the difference between a 2-mover crew — fine for a lighter, well-packed home — and a 3-mover crew, worth it when inventory is heavier or the day needs to move fast.
Preparation
Boxed and sealed belongings go onto a dolly and move in stacks. Loose items — the drawer nobody emptied, the shelf nobody boxed — get carried one at a time and packed individually into the truck. A house with a lot of loose, unpacked items will run longer than the same house fully boxed, regardless of crew size.
Stairs, Basements & Split Levels
None of it carries a surcharge, but it does affect which crew size we recommend. A three-level house with a finished basement needs to be described accurately when you request your quote, so the crew sent is the right size from the start rather than a size we have to adjust for on the day.
Distance and the Truck Fee
Heavy or Specialty Items
Pianos, safes, marble tabletops, and other oversized or unusually heavy pieces need extra hands or equipment — flag them when booking so the crew arrives ready.
Multiple Stops
An extra pickup — a storage unit, a parent's garage — or an extra drop-off adds both travel time and handling time to the total.

Frequently Asked Questions
How much does it cost to move a house in Toronto?
What's the difference between house movers and condo/apartment movers?
Are you licensed and insured in Canada?
Yes. Moovy is a licensed moving company in Canada and carries $2,000,000 in commercial general liability insurance. If your mortgage lender, landlord, or HOA needs a Certificate of Insurance naming them before your move, tell us who to name and we issue it at no charge.
How long does a house move usually take?
A 1-bedroom house typically takes 4–5 hours, a 2-bedroom 5–7 hours, and a 3-bedroom 8.5–10 hours with the standard crew sizes above. Actual time depends on inventory, how well things are packed, stairs and access, and distance between addresses.
Do you charge extra for stairs, basements, or split levels?
No. Stairs, basements, and split-level layouts don't carry a separate fee. We do ask you to describe them when requesting a quote, so we send the right crew size from the start instead of adjusting on moving day.
What if my house doesn't have a driveway?
Reserve two to three parking spaces directly in front of the entrance at both addresses before moving day. Without reserved parking, the truck may need to park further away or circle for a spot, which adds billable time to the job.
Do you offer packing, unpacking, or furniture disassembly?
Yes. We supply packing paper, boxes, tape, and bubble wrap, and can pack, label, and unpack on request. For furniture, we only disassemble what actually needs to come apart to get it out of the house, and reassemble everything at the new address.
Do you provide house moving services for all home sizes?
Yes, from one-bedroom houses up to five-plus bedroom homes. Larger houses are typically quoted with a custom estimate once we know the inventory and layout.
